EMI is calculated using the formula: EMI = [P × R × (1+R)^N] / [(1+R)^N - 1], where P is the principal loan amount, R is the monthly interest rate (annual rate ÷ 12 ÷ 100), and N is the number of monthly instalments. Our calculator applies this formula in real time as you adjust the sliders.
What is a good home loan EMI for NCR buyers?
A common thumb rule is that your EMI should not exceed 40–45% of your monthly take-home salary. For example, on a ₹50 lakh loan at 8.5% for 20 years, the EMI is approximately ₹43,391. At 45% of salary, you would need a take-home of around ₹96,000/month.
Can I reduce my EMI mid-loan?
Yes — you can make a partial prepayment which reduces the outstanding principal. Your bank will either reduce your tenure (default for most) or reduce your EMI, depending on which option you choose. Reducing tenure saves more in total interest.
Which bank offers the lowest home loan rate in 2025?
SBI, Bank of Baroda and LIC Housing Finance typically offer the lowest home loan rates, starting from around 8.40–8.50% p.a. for salaried borrowers with a CIBIL score above 750. Rates vary based on credit profile, loan amount and property type.
